Preservation Incentives for Homeowners

A few years ago, the Getty Conservation Institute published a terrific guide to the benefits of historic preservation for homeowners. It still rings true today, full of practical advice and information about incentives for preserving your historic home. You can download this report using the free Adobe Reader:

Historic Home Inspectors

Since historic structures have special needs when it comes to inspections, it's important for owners or buyers of older properties to find inspectors who understand these issues. Inspectors also play an important role in helping educate owners or buyers about historic properties, so they know what to expect and can make repairs or upgrades that maintain the building's historic character.

The American Society of Home Inspectors (ASHI) and California Real Estate Inspection Association (CREIA) have partnered with the Conservancy to raise awareness of the special issues involved in inspecting historic properties. Both groups have members with specialized experience in these homes. To find an inspector in your area with expertise in historic properties:

Use ASHI's online search engine and select "Historic Homes" under "By Additional Services Offered," and/or

Use CREIA's online search engine, scroll down the page to "Inspector Services Directory," and check "Historic Home Inspections" under "Specialty Condition Assessments"

Conservation Easements

Would you like to make sure your historic home survives for future generations to enjoy? The only way to preserve a property permanently is by donating a conservation easement, a restriction on the property that prevents demolition or inappropriate alterations. The Conservancy, in receiving the easement, agrees to review future proposed changes to the structure, and the owner, in return, can take a significant charitable deduction.
